I consider this class a Strategy Class not just a How to Class - so for you guys with Personal Assistants you may want to consider showing up and bring your assistant! Methodical, diligent work that adds up to something meaningful is the cornerstone of success in all endeavors. For the longest time, and for many Real Estate Professionals, Real Estate has been about the pursuit of the deal; and although there is nothing wrong in chasing deals, especially in a market like this one, lots of energy is expanded and it seems as though the Realtor is re-inventing the wheel with each transaction. (and for many it creates a lack of discipline and focus.) To Strategize is to have a method to your madness, a trusted routine that helps “create” each work day, and accumulates to weeks and months of measurable accomplishments… I am not talking about goals, those are the fruit of your labor – I am talking about the steps and activities that make up your goals. For example, let us assume you have an Effectiveness Conversion rate of 30 to 1; meaning that if you spoke to 30 people about Real Estate you will convert one into a client; and let us assume you desired to have 2 clients a month; your life is therefore quite simple: You must have 720 Real Estate Conversations a year, but better yet: it translates into 3 conversations a workday… By focusing on the strategy you will then create the conditions that force you to have 3 conversations with potential clients each workday and you will make sure your day does not end without this occurring… You have just moved from the realm of thinking and gnawing at your thoughts into the realm of action… (I hear some of you saying to me – well give me the 3 people a day and I will show you; WRONG: You are in Real Estate and no one gives you anything… everything is earned and successful Realtors know that. PS: Successful Agents turn this Discipline on its head! They create the conditions for the world to send them enough Real Estate Contacts to convert Sales…) But no matter, the example above does not seem to have anything to do with my trainings (Real Estate Internet Strategy.) It sure does: The Internet, Google, Blogs, and Social Media don’t really matter if we are not talking; If “We are Talking We are Selling.” I train Brokers and Realtors how to compete online and I give them a “Strategy” for Success: this means Planning, Long Term Implementation, Weekly Application, and a Vision to hold it all together… The Internet is the platform of communication with our clients and it needs to be embraced Thoughtfully and Strategically!!! The flaw in Activerain’s Thinking… Today, Feb 16th 2009, came the announcement that Activerain will monetize from Agents when they Blog!!! (Forgetting that it was those Blogs that made the Network Powerful with Search Engines.) The power of Activerain will then diminish as loyal participants realize that they hold such a power with their ideas and their content and will choose to participate in other friendlier platforms. The power of the network is larger than the individual… But those who hold the network tightly must tread lightly or lose influence… Want an example… Think Myspace.com (It is declining and FaceBook is becoming the most Successful Model Ever…) So today we breakup with Activerain; what a shame - she used to be so much fun... Activerain announcement to start charging Real Estate Professional for Blogging and ignoring that it was their contributions that created their visibility will lead to the failure of the network, and agents will transition to new platforms that understand what is at the core of every Real Estate Transaction: the REALTORS… STOP Bleeding them dry!!! All Social Networks must respect their members and stop trying to monetize from ALL Participants… the way to monetize is to offer additional layers of services that appeal to 10% of the network… Note to Social Network Providers: Offer an open network for all participants then offer a layer of special additional tools for those who desire automation and are willing to pay for it… Run your network on 10% of your network – NOT by thinking you will get a Dollar from all participants… and YES do it with limited advertising... Want examples of network failures… MSN, AT&T, and unfortunately Zillow… (Note: This is Zillow's chance to take on Activerain and Trulia by offering Free Services for Blogging and Listings Visibility!!!) How about AOL… Good Night AOL sleep tight!!! (Tight control of the the internet spells doom...) Want a name of a successful growing network: Trulia.com. (Zolve is slowly growing and will benefit from Activerain's Announcement…) Activerain was the most successful such Social Network for Real Estate Professionals and everyone was trying to emulate them… the good news is that it opens Trulia and Zolve to become the most attractive Social Networking Services for Realtors… (PS: WannaNetwork and BrokerAgentSocial – STOP confusing your Agents with changes that are haphazard and capricious…) So What is the lesson… Social Networking Websites Should Stop creating Networks so they can control them and look to milk agents from every dime they are making… Worse STOP pretending that you have SEO Tools that transcends the truth of Search Engine Visibility… Activerain became visible because of the content the Real Estate Professionals who dedicated themselves to adding daily… So Goodbye Activerain and hello Trulia, Zolve, and Condo.com!!! Bang… Yes I heard that noise go off in many of the agents’ heads and smiles who attended “Charlotte Real Estate Blogging Strategy.” – In fact many of them said so using terms such as: “I get it now!,” “I know what to do now!,” and all promised to have a blog posted within a week and start blogging weekly and become the community market leaders. The Brokers of Exit Realty South, John and Angie Byers, hosted 25+ agents for an intensive training and provided lunch with the compliments of Grubb Properties Inc.
