Sparrows Point Subdivision - Simpsonville SC Real Estate Neighborhood in Greenville County South Carolina

 

simpsonville-pics-1-026Sparrows Point is conveniently located in the Five Forks area of Woodruff Rd. in Simpsonville South Carolina. There are over 360 homes in Sparrows Point, which most of them were built in mid-late 1990s, to 2000. Home sizes range from 1200 sq.ft. to about 2600 sq.ft.

There are three convenient entrances into Sparrows Point. One on Woodruff Rd. just past Publix on Five Forks, and the other two on Scuffletown Rd. just past the new state of the art Sports Club five forks.

Amenities: There is a swimming pool, Playground, and Tennis courts. This neighborhood also has a swim team that was put together by some of the parents who wanted to provide fun, recreational activity for their children during the summer. Visit Neighborhood website for more info.

Greenville SC Real Estate Market Conditions, Homes Sold, and Homes for Sale for April 12th-18th 2009 - Single Family Residential, Condos, Mobile homes and Town homes.

This is a good way to make sure that you are getting the best deal, or that you don't pay too much for a piece of real estate. SOLD: During this period, there 55 Single Family Residential homes, Condos, and Town home listings that closed escrow. High list price for these sold properties was $775,528; low list price was $10,000; average list price was $194,755; and Total volume for the sold listings was $10,711,545.

High sold price for was $740,000; low sold price was $8,000; average sold price was $184,333; and the Total sold volume $10,138,316. High Days on Market (DOM) for these sold listings was 395 days; low DOM was 7 days; and average DOM was 89 days.

PENDING/CONTINGENCIES: There were 92 listings that went into the pending and contingent contract status. High list price for these pending/contingent listing was $785,000; low list price was $13,500; average list price was $163,282; and total volume was $15,022,001.

ACTIVES: During this period, there were 282 properties that was listed on the Greater Greenville SC Real Estate market. High list price was $1,950,000; low list price was $17,500; average list price was $238,835; and total listing volume was $67,351,575.

EXPIREDS: There were 81 properties that their listing contract expired during this period. High expired price was $1,125,000; low expired price was $12,900; average expired price was $233,586; and the Total expired volume was $18,920,476.

Simpsonville SC Real Estate Market Conditions, Home Values, Homes Sold, and Homes for Sale, for the week of April 12th-18th, 2009

 

The Simpsonville SC Real Estate market activity update that I posted last week included Mauldin and Fountain Inn. This week, I have decided to focus just on the market activity in Simpsonville only, without Mauldin and Fountain Inn. The stats shared in this article were gathered from Greater Greenville SC MLS, and although it represents the Simpsonville South Carolina market activity, it may not include all sales like for sale by owners brokered by member firms.

SOLD: From April 12th-18th 2009, there were 9 Residential Single Family Homes, Condos, and Town homes that closed escrow during this period. The high list price for these sold listings was $715,000. Low list price was $140,000, and the Average list price for these sold listings was $409,277. The total list price was $3,683,500.

The High sold price was $675,000, Low sold price $135,500, and Average sold price was $386,388. Total sold volume was $3,477,500. High Days on Market (DOM) for these sold listings was 278 days, Low DOM was 15 days, and the Average DOM was 88 days.

PENDING/CONTINGENCY CONTRACT: During this period, there were 9 listings that went in the pending or contingent contract status. High list price for these listings was $689,000, Low list price was $46,000, the Average list price was $195,833, and Total list price for pending and contingent listings was $1,762,500.

ACTIVES: There were 58 new listings during this period. High list price was $549,900, Low list price was $64,900, Average list price was $249,316, and the Total volume was $14,460,329.

EXPIREDS: We can't forget about the expired listings. During this period, there were 9 listings that expired. High list price for these expired listings was $599,000, Low price was $179,500, Average price was $274,929, and the Total Volume was $2,474,367.

Greater Greenville SC Real Estate Market Conditions, Homes Sold, and Currently Active Residential Single Family, Condos and Town homes for sale for March 2009

 

In an effort to keep you up to date with the Greater Greenville South Carolina Real Estatemarket conditions, here are some stats gathered from Greater Greenville Association of Realtors that represent the market activity for March 2009. These stats may not include all sales like For Sale By Owners brokered by member firms, and should not be considered as all inclusive of sales transacted in March 2009.

march-mls-trendSOLDS: In March 2009, there were 490 units sold, at an Average Sold Price of $158,541. The sales volume for March was $77,685,113, and Average Days on Market (DOM) was 106 days. This number is about 36% less, if you compare it to the 766 units that was sold in March of 2008, at an average sold price of $180,315. The sales volume for March 2008 was $138,121,432, and Average DOM was 97 days.

From January 1st - March 31st 2009, there were 1270 total units sold, at an average sold price of $165,000. Total sold volume was $209,550,048, and Average DOM of 105 days. Compared to stats for January 1st - march 31st 2008, there were 1974 total units sold, which is 35.7% more units than this year. The Average sold price for this period last year was $182,015, which is 9.3% more than this year. The volume for this period in 2008 was $359,297,251, which is 41.7% more than this year. The Average DOM for January 1st - March 31st 2008 was 101 days.

ACTIVES: As of April 10th 2009, there were 7162 Single Family Homes, Condos, and Townhouses available for sale. Average price was $266,859, Total Volume was $1,911,241,267, and Average DOM was 142 days. Compared to Active listings for the sale for the same period in 2008, there were 6725 active units, Average price of $264,955, Total Volume of $1,781,823,630, and Average DOM of 118 days.

28 Year old Hot Air Balloon festival known as Freedom Weekend Aloft, will return to Heritage Park in Simpsonville South Carolina

 

This festival offers days filled with food, entertainment and concert performances by The Outlaws, Gavin DeGraw, Corey Smith,alt foghat and more, in the new Heritage Park Amphitheater. And, of course the hot-air balloons that float all around and over many Simpsonville area homes and area. 

According to organizers, Freedom Weekend Aloft which is usually a three day event filled with many activities, will been expanded to four days this year. It will be held this Memorial Day weekend from May 22nd to 25th. Bi-lo is said to be the sponsor for a whole day of this year's Freedom Weekend Aloft, and will offer free admission and concerts.

Special discount promotion of Two Adult tickets for $10, will be available until April 30th. Children 12 and under are admitted free, and a portion of the proceeds from this festival will be donated to Greenville Hospital System.

Greater Greenville SC Real Estate Home Values & Market Conditions Report for April 5th-11th 2009

 

It is still a great time to invest in a home in Greenville or  the Upstate area. With interest rates at all time lows, and with so many homes for sale in the Greenville South Carolina real estate market, there is no better time to find the best home and get the best deal. It is even more favorable for first time home buyers, who can get an $8,000 tax credit from the government as an incentive for buying a home in 2009. And, as long as the homeowner stays in that home for at least three years, this tax credit will not have to be paid back.

Here are some statistics compiled from the Greater Greenville MLS, to help you better understand the Greenville real estate market. These stats are for the week of April 5th-11th 2009

SOLDS: There were 42 residential homes sold during this period. Average list price was $162,429, High list price was $999,900, and Low list price was $19,900. Average Sold price was $155,353, High sold price was $919,000, and Low sold price of $14,000. Total list price volume for sold listings during this period was $6,822,045, and Total sold price volume was $6,524,836. Average Days on Market (DOM) was 80 days, High DOM was 435 days, and low DOM was 0 days.

ACTIVES: There were 214 homes listed for sale during this period. Average list price was $236,423, High list price of $1,395,000, and Low list price of $18,000. Total volume was $50,594,673.

PENDING/CONTINGENCY: During this period, there were 75 homes that either went under Pending or Contingency contract status. Average Pending/Contingent price was $166,662, High price was $749,900, and the Low price was $9,900. The Pending/Contingency volume was $12,449,669.

EXPIREDS: Also during this period, 67 homes listed on the Greenville SC real estate market Expired off the market. Average expired price was $276,293, High price was $1,400,000, and Low expired price was $37,900. Total expired volume was $18,511,660.

Greater Greenville SC Weekly Real Estate Market Update (March 29th to April 4th 2009)

For the week of March 29th to April 4th, 2009, there were 279 Active single family homes, condos, and townhouses for sale in the Greater Greenville real estate market, at an average list price of $225,618. There were 99 homes sold at an average sold price of $159,254; average days on the market of 102 days. There 83 pending home sales at an average price of $148,802. There were also 152 expired listings.
