Greenville SC Real Estate Market Conditions, Homes Sold, and Homes for Sale for April 12th-18th 2009 - Single Family Residential, Condos, Mobile homes and Town homes.

 

Whether you are buying or selling Greenville SC or Upstate area real estate, it is very important to know the greenville-scneighborhood, area or market conditions. This is a good way to make sure that you are getting the best deal, or that you don't pay too much for a piece of real estate. SOLD: During this period, there 55 Single Family Residential homes, Condos, and Town home listings that closed escrow. High list price for these sold properties was $775,528; low list price was $10,000; average list price was $194,755; and Total volume for the sold listings was $10,711,545.

High sold price for was $740,000; low sold price was $8,000; average sold price was $184,333; and the Total sold volume $10,138,316. High Days on Market (DOM) for these sold listings was 395 days; low DOM was 7 days; and average DOM was 89 days.

PENDING/CONTINGENCIES: There were 92 listings that went into the pending and contingent contract status. High list price for these pending/contingent listing was $785,000; low list price was $13,500; average list price was $163,282; and total volume was $15,022,001.

ACTIVES: During this period, there were 282 properties that was listed on the Greater Greenville SC Real Estate market. High list price was $1,950,000; low list price was $17,500; average list price was $238,835; and total listing volume was $67,351,575.

EXPIREDS: There were 81 properties that their listing contract expired during this period. High expired price was $1,125,000; low expired price was $12,900; average expired price was $233,586; and the Total expired volume was $18,920,476.

Greater Greenville SC Real Estate Market Conditions, Homes Sold, and Currently Active Residential Single Family, Condos and Town homes for sale for March 2009

 

In an effort to keep you up to date with the Greater Greenville South Carolina Real Estatemarket conditions, here are some stats gathered from Greater Greenville Association of Realtors that represent the market activity for March 2009. These stats may not include all sales like For Sale By Owners brokered by member firms, and should not be considered as all inclusive of sales transacted in March 2009.

march-mls-trendSOLDS: In March 2009, there were 490 units sold, at an Average Sold Price of $158,541. The sales volume for March was $77,685,113, and Average Days on Market (DOM) was 106 days. This number is about 36% less, if you compare it to the 766 units that was sold in March of 2008, at an average sold price of $180,315. The sales volume for March 2008 was $138,121,432, and Average DOM was 97 days.

From January 1st - March 31st 2009, there were 1270 total units sold, at an average sold price of $165,000. Total sold volume was $209,550,048, and Average DOM of 105 days. Compared to stats for January 1st - march 31st 2008, there were 1974 total units sold, which is 35.7% more units than this year. The Average sold price for this period last year was $182,015, which is 9.3% more than this year. The volume for this period in 2008 was $359,297,251, which is 41.7% more than this year. The Average DOM for January 1st - March 31st 2008 was 101 days.

ACTIVES: As of April 10th 2009, there were 7162 Single Family Homes, Condos, and Townhouses available for sale. Average price was $266,859, Total Volume was $1,911,241,267, and Average DOM was 142 days. Compared to Active listings for the sale for the same period in 2008, there were 6725 active units, Average price of $264,955, Total Volume of $1,781,823,630, and Average DOM of 118 days.
