Simpsonville SC Real Estate Market Conditions, Home Values, Homes Sold, and Homes for Sale, for the week of April 12th-18th, 2009

 

The Simpsonville SC Real Estate market activity update that I posted last week included Mauldin and Fountain Inn. This week, I have decided to focus just on the market activity in Simpsonville only, without Mauldin and Fountain Inn. The stats shared in this article were gathered from Greater Greenville SC MLS, and although it represents the Simpsonville South Carolina market activity, it may not include all sales like for sale by owners brokered by member firms.

SOLD: From April 12th-18th 2009, there were 9 Residential Single Family Homes, Condos, and Town homes that closed escrow during this period. The high list price for these sold listings was $715,000. Low list price was $140,000, and the Average list price for these sold listings was $409,277. The total list price was $3,683,500.

The High sold price was $675,000, Low sold price $135,500, and Average sold price was $386,388. Total sold volume was $3,477,500. High Days on Market (DOM) for these sold listings was 278 days, Low DOM was 15 days, and the Average DOM was 88 days.

PENDING/CONTINGENCY CONTRACT: During this period, there were 9 listings that went in the pending or contingent contract status. High list price for these listings was $689,000, Low list price was $46,000, the Average list price was $195,833, and Total list price for pending and contingent listings was $1,762,500.

ACTIVES: There were 58 new listings during this period. High list price was $549,900, Low list price was $64,900, Average list price was $249,316, and the Total volume was $14,460,329.

EXPIREDS: We can't forget about the expired listings. During this period, there were 9 listings that expired. High list price for these expired listings was $599,000, Low price was $179,500, Average price was $274,929, and the Total Volume was $2,474,367.

Real Estate Weekly Home Values & Market Activity Report for Simpsonville SC Real Estate, Mauldin SC Real Estate, and Fountain Inn SC Real Estate in Greenville County South Carolina, for April 5th-11th 2009

High Days on Market (DOM) was 211 days, Low DOM was 10 days, and the Average Days on Market was 60 days.

NEW LISTINGS: There were 60 newly listed homes for sale in Simpsonville, Mauldin, and Fountain Inn during this period. High list price was $949,000, Low list price was $65,500, and Average list price was $240,374. Total list price volume was $14,422,496.

PENDING & CONTINGENCY: During this same period, there were 21 homes that went into Pending or Contingency Contract status. High Pending/Contingency price was $749,900, Low price was $31,500, and Average Pending/Contingency was $248,673. The total volume of Pending/Contingency was $5,222,140.

EXPIREDS: There were 21 homes that the listing contract expired during this period. High Expired price was $579,000, Low price was $99,990, and the Average Expired price was $243,965. Total expired volume was $5,123,270.
