Greater Greenville SC Real Estate Residential (includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - December 2009

In December 2009, there were 495 total residential single family homes, including Condos and Townhouses, that closed escrow in the Greater Greenville real estate market. Although this number is less than November 2009 sold units of 581 units, it is however .8% percent higher than the 491 units that were sold in November 2008, and -7.8% percent less than the 12 month average of 537 units.

Average sales price in Greater Greenville for December 2009 was $164,669, Median sales price was $140,000, and total sales volume was $81,511,023. The average Days on Market(DOM) in Greater Greenville for the month of December was 113 days.

Year to date, from January 1st to December 31st 2009, there were 6785 units sold. Average sales price was $165,884, Median sales price was $139,900, total volume was $1,125,524,144, and the average DOM was 102 days.

As of January 11th 2010, there were 6,213 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 252 units less inventory than the 6,465 available units as of December 10th 2009. Average list price for these available residential homes was $257,115, Median list price was $180,000, total volume was $1,597,453,330, and average DOM for the active listings was 163 days.

The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Of course we still have a long way to go, but it seems like our worst days are behind us.

Remember: The $8,000 first-time Home Buyer Tax Credit has been extended to April 30th, and has also been expanded to include a $6,500 tax credit for repeat buyers who have occupied their home for at least five years.

Upstate South Carolina and Greenville SC Gated Communities, Properties, Listings and Homes for Sale

 

 

 

 

The popularity of living in gated, or private Upstate SC communities has been rising in recent years. It used to be that gated communities were thought of as being only for the rich. But today they are becoming more and more popular with middle and upper middle class families. Security is usually given as the biggest reason for choosing to live in a gated community. Among the other reasons people are attracted to living in these communities are protecting property values and rightlifestyle. Many Upsate South Carolina gated communities are designed with amenities built around a particular lifestyle, with golf courses, tennis, swimming pools, or equestrian facilities. Gated communities are usually located on some of the most desirable land in the Upstate. Prime land, combined with careful planning and HOA rules create an environment where home values hold up extremely well.

 

Aside from the gates or walls, the second most defining characteristic of gated or private communities is the Homeowner’s Association (HOA).The HOA is made up of all the owners of the development. The HOA is responsible for collection of the Association fees and making and enforcing the “rules” of the community.It is often also responsible for maintaining the public aspects of the community, such as streets, security, parks, etc.

 

The rules set by the HOA can vary a great deal, depending on the individual development. Typically the HOA will have rules pertaining to upkeep and appearance of homes within the development, specifying the colors of paint on outside walls, types of fencing, guidelines for landscaping and storage of boats or recreational vehicles.

Greater Greenville SC Real Estate Residential Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - November 2009

National Association of Realtors reported today December 22nd, 2009 that existing home sales in November rose 7.4 percent to 6.54 million units, up from 6.09 million units in October 2009. This numbers for November is 44 percent higher than the 4.54 million units sold in November 2008.

Greater Greenville SC real estate market also saw an increase in sale. In November 2009, there were 581 total residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This number is 40.3 percent higher than the 414 units that were sold in November 2008, and 10.2 percent higher than the 12 month average of 527 units.

This increase is mostly credited to first time home buyers who hurried to take advantage of the first time home buyer tax credit which originally had a deadline of November 30th.

Average sales price in Greater Greenville for November 2009 was $157,491, Median sales price was $132,900, and total sales volume was $91,502,537. The average Days on Market(DOM) in Greater Greenville for the month of November was 100 days.

Year to date, from January 1st to November 30th 2009, there were 6251 units sold. Average sales price was $166,112, Median sales price was $139,900, total volume was $1,038,365,561, and the average DOM was 101 days.

As of December 10th 2009, there were 6,465 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 192 units less inventory than the 6,657 available units as of November 10th 2009. Average list price was $259,492, Median list price was $184,628, total volume was $1,677,615,331, and average DOM for the active listings was 158 days.

The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Buying Greenville SC Real Estate Foreclosures, REOs, and Bank Owned Properties, Listings, and Homes for Sale

 


Normally before a Greenville South Carolina foreclosure is listed on the market, it first goes to the auction on the courthouse steps. In the past, the banks could almost always unload any of these foreclosed properties at the courthouse auction because the bank rightonly needed to recover the outstanding balance on the mortgage.  

Although today's foreclosure buyers can still purchase some of these homes below market value, however, the bad loans that were made in the past years have made it difficult for most of these homes to sell at the auction. In most cases the homeowner owes more on the property than it is worth, and the bank needs to recover as much or more than the market value of the property, which means that majority of these homes will not sell at the auction.

When a property does not sell at the auction, it is said to become an REO (Real Estate Owned) status by the bank. At this point, the bank would evict the homeowners, get a BPO (Broker Price Opinion), and list the property with a real estate agent. Some of these foreclosure properties are in good condition, and sometimes some lenders would make some updates like, new carpets, paint, sometimes replace appliances, and then try to sell it at market value. But, in majority of the cases, these homes are sold as-is, and they are usually in need of repairs and/or updates.

 

Greenville SC foreclosed properties that are in good condition and are priced right usually sell quickly, and some of them actually receive multiple offers. The ones that don't sell fast just sit vacant. Since the bank has no hope of getting any mortgage payments, the longer it sits, the more motivated the bank gets.
