The Impact of Southwest Airlines on Greenville SC economy and Real Estate

When Southwest Airlines announced on May 11th 2010 of their intent to start service at the Greenville/Spartanburg International Airport, the news excited a lot of people in the Upstate South Carolina, including me. I did not really think much about how this move will affect Greenville's economy until I read "Wooing The Giant", an article written by Jordana Megonigal in the third quarter 2010 issue of Business Black Box magazine.

My client Lisa Worsham with Showcase Marketing called me a couple of months ago and asked if I could help Inside Black Box with their next issue by taking some pictures for their cover story. I was willing to do it. After all Lisa & her husband Jeff are one of my favorite clients, but I became really excited about the request when I learned that the cover story was about Southwest Airlines coming to Greenville.

As I read this well researched and well written article, I started realizing what this move can mean to Greenville’s economy and the real estate market here.

As Jordana wrote, Southwest is currently the largest domestic passenger carrier airline in the US. They operate one of the youngest fleets of over 500 larger but thinner planes, which allows for less gas consumption but carry as consistent load as other larger carriers. Unlike other airlines that operate on a hub system, Southwest operates on a city-to-city system, which streamlines their service and cost. With each new airport that Southwest has moved into in the past, they also brought lower air fares to that city. These lower fares also spread to other airlines as they fought be more competitive.

Sam Konduros of AK Strategies and Chairman of Upstate SC Air Service Partnership Committee said in the article that "This area is on the cusp of attracting more and more sophisticated companies and investments, but our air service has been a real impediment. It's just something we've had to work around". He continued to say that "We have been told too many times that we have fallen off many corporate radar screens because of our expensive and limited air service". After reading that, it is no surprise why Upstate leaders in the public and private sectors persevered through all obstacles and worked on trying to bring Southwest to Greenville for almost a decade.

Once Southwest enters the Greenville market in early Spring 2011 as some estimate, we would not have to drive to Charlotte or Atlanta airports just to get lower air fares. Hopefully new companies and the ones that passed up the Upstate area due to limited air service will reconsider this area. As new companies expand and or relocate to the Greenville area, this will also make a huge impact on Greenville SC Real Estate market, job market and the economy as these companies relocate employees and hire new ones locally. Southwest alone, even at the most conservative numbers, is estimated to have an economic impact of at least $69 million.

Greenville South Carolina was named the #1 North American micro cities for 2009-2010 by fDi magazine. fDi magazine also gave Greenville two top 5 rankings, Most business friendly and Best human resources. Greenville was also Forbes.com Top 5 Places to weather the economic downturn. Greenville is one CNN money and fortune magazine top 5 places to retire, and is still on RelocateAmerica's Top places to live. And the list goes on. With the addition of Southwest, it is clear to see that the best is yet to come.

Willow Creek Subdivision Information, Real Estate Properties, MLS Listings and Homes for Sale - Golf Community - Greer SC Subdivisions, Neighborhoods and Communities in Spartanburg County

Willow Creek is an Upscale and Luxury Homes Golf Community located on Highway 101 in Greer South Carolina in Spartanburg County, with another entrance off Highway 417 (Woodruff Road) just past Simpsonville in Greenville County. Which means that the residents can easily get to Greenville or Spartanburg, and they are just a short drive to Five Forks area shopping. There are 213 homesites in this beautiful neighborhood with home sizes ranging from 2200 square feet to over 7000 square feet, and home prices from the $350,000's to the high $700,000's.

Most of the homes in this subdivision are built on at least a half acre lots. There are some lots with over one acre and a few with less than half acre, but these homes are nicely spaced out from each other. The homes are all custom built with 2-3 car garages and irrigation systems. A lot of the homesites are located either on the golf course or on one of two ponds in the community.

Greater Greenville SC Residential Real Estate(includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale for May 2010

In May 2010, there were 673 residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This is +15.4 percent increase from the 583 units that was sold in May 2009, and 5 units lower than the 678 units that were sold in alt April 2010. This is an indication that the tax credit that expired on April 30th had an impact on the Greater Greenville real estate market in May, and will probably have an impact on the June 2010 market statistics since these buyers have until June 30th to close on their new home.

Average sales price in Greater Greenville for May 2010 was $171,283, Median sales price was $144,000, and total sales volume was $115,273,238. The average Days on Market(DOM) in Greater Greenville for the month of May was 96 days.

Year to date(YTD), from January 1st to May 31st 2010, there were 2767 units sold. Average YTD sales price was $168,333, Median sales price was $141,000, total volume was $465,777,424, and the average DOM was 106 days.

As of June 10th 2010, there were 7,655 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is +6.7% more inventory than the 7,175 available units as of June 10th 2009. Average list price for the currently available residential homes is $251,243, Median list price is $179,900, total volume is $1,923,265,350, and average DOM for the currently active listings is 149 days.

Greater Greenville SC Real Estate is still highly desirable, as we continue to see people relocating from different parts of the country. Greenville County has a lot to offer, and was recently ranked #5 of top 10 affordable places to weather the economic downturn by Forbes.com based on Affordability, Property taxes, and Job growth. Greenville, the economic center of the Upstate, has a cost of living consistently below the national average, which means that one can live comfortably and enjoy big-city amenities at a reasonable cost.

Carson's Pond is a ninety-one lot community located on S. Bennetts Bridge Road(hwy 296), off Woodruff Road, in the Five Forks area of Simpsonville. Homes in this neighborhood were built from the year 2000 to 2004, and they range in size from 2000 square feet to over 5000 square feetalt on the homes with a full basement. Home prices in Carson's Pond range from the low $200,000's to the high $300,000's, and they either have all vinyl exterior finish, or a combination of brick and vinyl.

Greater Greenville SC Residential Real Estate(includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - April 2010

 

In April 2010, there were 678 residential single family homes, including Condos and Townhouses, that closed escrow in the Greater Greenville real estate market. This is +33% percent increase from the 510 units that was sold in April 2009, and 101 units higher than the 577 units that were sold in alt March 2010. This is an indicator that the Greenville housing market is showing significant improvements.

Average sales price in Greater Greenville for April 2010 was $165,833, Median sales price was $142,500, and total sales volume was $112,434,586. The average Days on Market(DOM) in Greater Greenville for the month of April was 103 days.

Year to date(YTD), from January 1st to April 30th 2010, there were 2057 units sold. Average YTD sales price was $167,355, Median sales price was $140,000, total volume was $344,249,343, and the average DOM was 102 days.
 
As of May 10th 2010, there were 7,679 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is +7% more inventory than the 7,179 available units as of May 11th 2009. Average list price for currently available residential homes is $252,506, Median list price is $178,900, total volume is $1,938,992,343, and average DOM for the currently active listings is 144 days.

Greater Greenville SC Real Estate is still highly desirable, as we continue to see people relocating from different parts of the country. Greenville County has a lot to offer, and was recently ranked #5 of top 10 affordable places to weather the economic downturn by Forbes.com based on Affordability, Property taxes, and Job growth. Greenville, the economic center of the Upstate, has a cost of living consistently below the national average, which means that one can live comfortably and enjoy big-city amenities at a reasonable cost.

In March 2010, there were 577 residential single family homes, including Condos and Townhouses, that closed escrow in the Greater Greenville real estate market. This is +17.8% percent higher than the 490 units that were sold in February 2009, and 205 units higher than the 372 units that were sold in altFebruary 2010.

Average sales price in Greater Greenville for March 2010 was $168,789, Median sales price was $139,000, and total sales volume was $97,391,268. The average Days on Market(DOM) in Greater Greenville for the month of March was 110 days.

Year to date(YTD), from January 1st to March 31st 2010, there were 1348 units sold. Average YTD sales price was $168,449, Median sales price was $139,950, total volume was $227,069,051, and the average DOM was 111 days.

Greater Greenville SC Real Estate Residential (includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - December 2009

In December 2009, there were 495 total residential single family homes, including Condos and Townhouses, that closed escrow in the Greater Greenville real estate market. Although this number is less than November 2009 sold units of 581 units, it is however .8% percent higher than the 491 units that were sold in November 2008, and -7.8% percent less than the 12 month average of 537 units.

Average sales price in Greater Greenville for December 2009 was $164,669, Median sales price was $140,000, and total sales volume was $81,511,023. The average Days on Market(DOM) in Greater Greenville for the month of December was 113 days.

Year to date, from January 1st to December 31st 2009, there were 6785 units sold. Average sales price was $165,884, Median sales price was $139,900, total volume was $1,125,524,144, and the average DOM was 102 days.

As of January 11th 2010, there were 6,213 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 252 units less inventory than the 6,465 available units as of December 10th 2009. Average list price for these available residential homes was $257,115, Median list price was $180,000, total volume was $1,597,453,330, and average DOM for the active listings was 163 days.

The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Of course we still have a long way to go, but it seems like our worst days are behind us.

Greater Greenville SC Real Estate Residential Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - November 2009

National Association of Realtors reported today December 22nd, 2009 that existing home sales in November rose 7.4 percent to 6.54 million units, up from 6.09 million units in October 2009. This numbers for November is 44 percent higher than the 4.54 million units sold in November 2008.

Greater Greenville SC real estate market also saw an increase in sale. In November 2009, there were 581 total residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This number is 40.3 percent higher than the 414 units that were sold in November 2008, and 10.2 percent higher than the 12 month average of 527 units.

This increase is mostly credited to first time home buyers who hurried to take advantage of the first time home buyer tax credit which originally had a deadline of November 30th.

Average sales price in Greater Greenville for November 2009 was $157,491, Median sales price was $132,900, and total sales volume was $91,502,537. The average Days on Market(DOM) in Greater Greenville for the month of November was 100 days.

Year to date, from January 1st to November 30th 2009, there were 6251 units sold. Average sales price was $166,112, Median sales price was $139,900, total volume was $1,038,365,561, and the average DOM was 101 days.

As of December 10th 2009, there were 6,465 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 192 units less inventory than the 6,657 available units as of November 10th 2009. Average list price was $259,492, Median list price was $184,628, total volume was $1,677,615,331, and average DOM for the active listings was 158 days.

The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Of course we still have a long way to go, especially with the amount home owners who are still in default, but it seems like our worst days are behind us.

Remember: The $8,000 first-time Home Buyer Tax Credit has been extended to April 30th, and has also been expanded to include a $6,500 tax credit for repeat buyers who have occupied their home for at least five years.
