As reported in the Columbia Regional Business Report the SC House of Representatives will have a chance to debate a bill designed to end the immediate reassessment of properties at their sale price.  For owners of Lexington SC Real Estate this would be welcomed as the bill is designed to have properties reassessed only during the county's annual 5 year cycle.   This change in the tax structure should help those buyers considering a purchase but not moving forward because of the increased ownership costs caused by the current plan.  This change should also help stabalize some commercial properties that have seen a huge tax increased that is then passed on to tenants and small business owners.
The bill has passed the Ways and Means Committee and will now move on to the House.
 

LEXINGTON SC HOME SALES STATISTICS

The Lexington area saw a slide on the sales side, but the DOM went down for this period.  Irmo sales and listings were very slow for the week but the average sales price did take a big jump up.  Lake Murray listings picked up some, but sales are still slow except for some homes priced on the lower end of the range.  Chapin had a good listing week but slower on the sales side.  Columbia and Northeast Columbia both saw a drop in sales during this period.  As is normally the case in this area, in the spring, we are seeing more homes come on the market while sales for this week slowed somewhat.  The big thing to remember is we didn't get here overnight and we won't get out overnight!

As reported in the Lexington Chronicle, the Lexington Fun Fest is coming back to Downtown Lexington after being held on Gibson Road for about 5 years.  The festival will have to reduce it's size, due to the space constraints in Virginia Hylton Park, but many council members feel this will be a good move.  It will bring the event and more people back to downtown Lexington.  This move will cost the town some money to cover needed improvement to the facilities, but will also enable them to host more events in the future.  This years event will be held on September 18-19.

Agents from Exit Real Estate Consultants in Lexington SC attended a very informative, energetic, and insightful seminar presented by Key Yessaad, Real Estate Web Trainer.  In attendance from the Exit Real Estate Consultants office were Craig Summerall, Retta Whitehead, Joseph Piccinini, Bill McCarter, Evelyn Gibson, Sallie Chester, Brooke Schlenker, Luz Bouleris, Sonia Roman, Craig Augenstein, and Mike McVey.
 
Key covered various blogging topics to help get everyone started and make them proficient and comfortable in the process.  He covered such topics as what is blogging, why should Realtors blog, how can you position blogs in your business, where should I blog, what should I blog about, what is the format of a blog.  Key's enthusiasm and knowledge is amazing and I have no doubt that with the new knowledge the agents gained today they will be prepared to tackle the internet.

Owners of Lexington SC Real Estate will be happy to know that in a recent article published in the Lexington Chronicle, it was reported that almost 1/2 a million dollars will be coming to various law enforcement agencies in Lexington County.  The Lexington County Sheriff's office will receive a large portion of the money while other areas such as West Columbia, Cayce, Lexington, and Irmo police departments will receive money as well.  According to the article the money is to be used for capital investment on equipment.  This investment should help the officers be more efficient and respond to the needs of the public faster and more effectively.

EXIT Real Estate Consultants was proud to participate in the Columbia SC Home and Garden show organized by the Home Builders of Greater Columbia.  The Home Builders Association of Greater Columbia is a local professional association comprised of small-, moderate-, and large-volume residential home builders, multifamily and commercial builders, and remodeling contractors. 
Although the weather was not the best, there were lots of people at the show and interest all around seemed very high.  Exit Real Estate Consultants was pleased to have Craig Summerall, Sallie Chester,Tonya Graves, JP, Luz Bouleris, and Sonia Roman in attendace at various times throghout the weekend.  The EXIT bags we handed out were a big hit and large enough for people to stuff all their Home and Garden goodies into !
We will look forward to next year's show and hope it was a success for all who attended.

According to recent articles in numerous publications around the midlands, Lexington Medical Center and Providence hospital have reached an agreement that should pave the way for Lexington to offer cardiac care to it's patients and end a five year battle over expansion plans.  Ultimately, this agreement will allow Lexington to provide cardiac care to patients without having to transfer them to another hospital.    From a geogrpahical standpoint, these services will be much closer to those people living primarily in Lexinton County.  Once through the approval process, which will be a joint effort between Lexington Medical Center and Providence, Lexington could start seeing open-heart patients by the end of 2010.
 

LEXINGTON SC HOME SALES STATISTICS

The Lexington market saw a big slide in listings this week, but sales continued to be strong.  Irmo maintained some moderate performance with a nice jump in sales.  Lake Murray listings picked up some, but sales are still slow.  Chapin took a little break from the great numbers we have seen over the last weeks.  Columbia and Northeast Columbia both took a little bit of a breather this week after two weeks of great performance.  We are still seeing consistent numbers in the market fueled by good interest rates and lots of first time buyers.

Luz Bouleris
was born in Chicago and raised in Medellin, Colombia, South America. Luz was transferred to Columbia, SC with her husband Jim. Prior to becoming a licensed Realtor® Luz was a manager for a computer software consulting company where Luz became proficient at listening to the needs of her clients and translating those needs into software design specifications. She finds these skills transfer well into real estate where she counsels home buyers and sellers, determining their needs, then ‘designing’ a plan to help her clients meet their goals.

Sonia Roman was born in Bogota, Colombia (South America).  Sonia came to Miami in 2001 to develop her skills in English that she had learned in school. Sonia’s interest in real estate properties began early in life. Her father, a civil engineer, would bring her to construction sites during weekends and teach her about the construction process. However, it was eight moves in seven years that sparked her passion for real estate buying and selling. She knows first hand how challenging transitions can be and how important it is to be guided by someone who is knowledgeable and experienced.
Sonia holds a Bachelor of Arts in Industrial Design. She has over nine years of experience in account management combined with graphic design. Six of these years were in the export business. EXIT agents from the EXIT Real Estate Consultants office in Lexington, SC made the trip to Charlotte, NC today to attend the SC/NC Regional Awards and Training Day.  In attendance from the office were, Brooke Schlenker, Luz Bouleris, Sonia Roman, Renay Stewart, Evelyn Gibson, Mike McVey, Sallie Chester, Retta Whitehead, Joseph Piccinini, and Craig Summerall. Also pictured are Craig Augenstein (Regional Franchise Sales), Mike Washburn (Regional Owner), and Key Yessaad (Real Estate Web Trainer)
 
We had an action packed day starting with a very enthusiastic presentation from Real Estate Web Trainer, Key Yessaad.  Key touched on some high points about his trainings and about what kind of role the internet should play in an agents daily schedule.  For those that were there, just remember "Control K" !!!!!
 
Next we were treated with a very informative presentation by EXIT Realty's Senior Consultant for Regional Development, Bob McKinnon.  Bob McKinnon brought his wisdom and decades of experience and coaching to illuminate the conditions of Real Estate today and talked to agents about how to prepare for The Real Estate of tomorrow. 
 
Lastly, we heard from Tami Bonnell, President of US Operations for Exit Realty International.  Tami's message of self evaluation in all aspects of life was well received and left agents knowing they have the power to do more and acheive more by setting and managing personal goals.  The concept behind her talk was to encourage agents to evaluate themselves, and strive to be better.  A quote she left us with was, Many people have gone further than they imagined they could because somebody thought they could."

Lexington SC Real Estate - New Schools on the Horizon for Lexington and White Knoll

Owners of Lexington SC Real Estate will see some progress in the way of new schools starting in 2009 according to a recent article in the Lexington Chronicle.  The school bond, which was passed in the fall of 2008 will fund 5 new schools in total.  Two elementary schools (scheduled to open in 2010 and 2011), a middle school, and a high school in the Lexington attendance area, and a new White Knoll area elementary school.  These new schools are an important part of the healthy growth process of the Lexington District One, which saw 1,500 new students in the past two years.  This figure goes a long way in convincing people that our school system is a big factor influencing poeple moving to our area.  I know that many current and future residents are anxious to see these new schools open their doors!
 

LEXINGTON SC HOME SALES STATISTICS

The Lexington market saw a huge jump this past week.  In part to some new construction coming on the market, but the sales were also good.  Irmo followed a great week up with moderate performance for the week.  Lake Murray real estate continues to be the slowest moving in the market as evidenced by the numbers.  Chapin sales have continued to be solid and listings are good as well.  Columbia and Northeast Columbia were both up big for the week.  These numbers do indicate our market is heading in the right direction.  While we continue to face some challenges in these economic times, it is very encouraging to continue to see more and more buyers and sellers in the marketplace.
