Lexington SC Real Estate in the downtown Lexington area will be receiving a big boost according to a recent article in the Lexington Chronicle. The article states a Lexington developer has plans for a 7 million dollar commercial and residential project for the area. About 18,000 square feet of commercial space with frontage on Main Street and about 45,000 square feet dedicated to living space. Construction on the project is set to begin after the first of next year and should be complete within 12 months. LEXINGTON SC HOME SALES STATISTICS The Lexington market saw a rebound this week in listings and sales. Irmo sales and listings were mixed. Lake Murray activity still remains relatively slow but there was a big increase in sales on a percentage basis. Chapin listings were up some but flat on sales. Columbia and Northeast Columbia were mixed over last week with large decreases in sales.

Today marked the inaugural Lake Murray Dam Walk to benefit the Tuberous Sclerosis Alliance of the Carolinas. In a recent article in the Lexington Chronicle, it was reported that there is a battle going on in regards to the water levels for Lake Murray. As you may or may not know, Lake Murray water levels are controlled by a dam, operated by SCE&G. One group, the SCDNR wants to lower the lake more to increase the flow of water into the Lower Saluda to improve the spawning of striped bass. Their opposition, the lake Murray Association feels that this drop in lake levels will not only have an adverse effect on Lake Murray Real Estate and Lexington SC Real Estate but also have a significant economic impact. We'll just have to wait to see what the final outcome is. LEXINGTON SC HOME SALES STATISTICS The Lexington market saw a huge spike down this week in listings and sales numbers were down some as well. Irmo sales and listings were both up making positive ground. Lake Murray activity still remains relatively slow. Chapin was down from last week, but dom did go down some. Columbia and Northeast Columbia were mixed over last week, but held their ground fairly well. The year over year data suggests that the market is getting better, which is a positive sign for everyone!

As reported in the Columbia Regional Business Report the SC House of Representatives will have a chance to debate a bill designed to end the immediate reassessment of properties at their sale price. For owners of Lexington SC Real Estate this would be welcomed as the bill is designed to have properties reassessed only during the county's annual 5 year cycle. This change in the tax structure should help those buyers considering a purchase but not moving forward because of the increased ownership costs caused by the current plan. This change should also help stabalize some commercial properties that have seen a huge tax increased that is then passed on to tenants and small business owners. The bill has passed the Ways and Means Committee and will now move on to the House. LEXINGTON SC HOME SALES STATISTICS The Lexington area saw a slide on the sales side, but the DOM went down for this period. Irmo sales and listings were very slow for the week but the average sales price did take a big jump up. Lake Murray listings picked up some, but sales are still slow except for some homes priced on the lower end of the range. Chapin had a good listing week but slower on the sales side. Columbia and Northeast Columbia both saw a drop in sales during this period. As is normally the case in this area, in the spring, we are seeing more homes come on the market while sales for this week slowed somewhat. As reported in the Lexington Chronicle, the Lexington Fun Fest is coming back to Downtown Lexington after being held on Gibson Road for about 5 years. The festival will have to reduce it's size, due to the space constraints in Virginia Hylton Park, but many council members feel this will be a good move. It will bring the event and more people back to downtown Lexington. This move will cost the town some money to cover needed improvement to the facilities, but will also enable them to host more events in the future. This years event will be held on September 18-19. LEXINGTON SC HOME SALES STATISTICS The Lexington area saw a slide on the sales side, but the DOM went down for this period. Irmo sales and listings were very slow for the week but the average sales price did take a big jump up. Although the weather was not the best, there were lots of people at the show and interest all around seemed very high. Exit Real Estate Consultants was pleased to have Craig Summerall, Sallie Chester, Tonya Graves, JP, Luz Bouleris, and Sonia Roman in attendace at various times throghout the weekend. According to recent articles in numerous publications around the midlands, Lexington Medical Center and Providence hospital have reached an agreement that should pave the way for Lexington to offer cardiac care to it's patients and end a five year battle over expansion plans. Ultimately, this agreement will allow Lexington to provide cardiac care to patients without having to transfer them to another hospital. From a geogrpahical standpoint, these services will be much closer to those people living primarily in Lexinton County. Once through the approval process, which will be a joint effort between Lexington Medical Center and Providence, Lexington could start seeing open-heart patients by the end of 2010. LEXINGTON SC HOME SALES STATISTICS The Lexington market saw a big slide in listings this week, but sales continued to be strong. Irmo maintained some moderate performance with a nice jump in sales. Lake Murray listings picked up some, but sales are still slow. Chapin took a little break from the great numbers we have seen over the last weeks. Columbia and Northeast Columbia both took a little bit of a breather this week after two weeks of great performance. Owners of Lexington SC Real Estate will see some progress in the way of new schools starting in 2009 according to a recent article in the Lexington Chronicle. The school bond, which was passed in the fall of 2008 will fund 5 new schools in total. Two elementary schools (scheduled to open in 2010 and 2011), a middle school, and a high school in the Lexington attendance area, and a new White Knoll area elementary school. These new schools are an important part of the healthy growth process of the Lexington District One, which saw 1,500 new students in the past two years. This figure goes a long way in convincing people that our school system is a big factor influencing poeple moving to our area. I know that many current and future residents are anxious to see these new schools open their doors! LEXINGTON SC HOME SALES STATISTICS The Lexington market saw a huge jump this past week. In part to some new construction coming on the market, but the sales were also good. Irmo followed a great week up with moderate performance for the week. Lake Murray real estate continues to be the slowest moving in the market as evidenced by the numbers. Chapin sales have continued to be solid and listings are good as well. Columbia and Northeast Columbia were both up big for the week. These numbers do indicate our market is heading in the right direction. Some owners of Lexington SC Real Estate may be in for a water and sewer rate increase on July 1. In the most recent edition of the Lexington Chronicle it was reported that the proposed 3% rate increase for customers of the Town of Lexington could take effect mid summer if the increase is approved by the council. The proposed increase could cost the average in town user an extra $2.00 per month. According to the article this would be the first of more increases to come over the next 5 years. The fast pace growth of Lexington SC Real Estate has caused some issues like this to arise, but increases like this are necessary sometimes to keep up with the growth. LEXINGTON SC HOME SALES STATISTICS The Lexington market had a little slow down on the listing side, which was expected, but the sales are up and DOM is down. I know in our office we have seen a big pick up in the market ! Irmo also followed suit with more homes sold and a decrease in DOM. Lake Murray sales are still very slow, but this period did show an increase in listings. Chapin sales were up big, which is very encouraging for all of us. Columbia and Northeast Columbia both experienced some similar numbers in activity for the week. In the most recent edition of the Lexington Chronicle it was reported that County Council is considering changes to a 10 year old plan designed to protect scenic corridors and trees in the county. The council is considering some mapping changes to make the overall plan more inclusive. County Planning director Charles Compton is quoted, "The new maps could include all areas of the county." This should be a positive for Lexington SC Real Estate as the governmental agencies in the area keep up with the growth. One other changed mentioned will have an impact on golf course communties like Golden Hills. This proposed change could protect homeowners from development if golf course areas are abandoned inside the subdivision. The proposed changes still need two more votes from County Council to become law. LEXINGTON SC HOME SALES STATISTICS Sales numbers so far for the year appear to still be all over the place! One week of positive trends followed by a week of down seems to be the norm these days. As we approach Spring, there should be a better pattern develop for the market as a whole. Lexington SC Real Estate Sales are still a little sluggish and Lake Murray Real Estate sales seem to be the slowest to make a come back. Lexington SC Residents May Get More Smoke Free Restaurants-Lexington SC Real Estate Guide The town of Lexington has already passed and implemented an ordinance to ban smoking in businesses located within the town limits that began in late 2008. In an article written in "The Lexington Chronicle" dated February 5, 2008 the Lexington town leaders have asked the Lexington County Council to pass a smoking ban for county restaurants and bars. The county could pass the newly proposed ban as early as March, but obviously all of this is subject to votes, hearings, ect. Mayor Randy Halfacre is quoted "We want people to know that not only will they get good food and merchandise in Lexington shops and restaurants, they will be breathing clean, fresh air." Last week almost all areas had positive numbers, but this week there is a mix again. It will take a little longer to establish a longer term trend for the areas, but I still think in general things are moving in the right direction. For instance the Lexington numbers are down from last week, but still very good overall! Lake Murray still seems to be lagging a little, but mostly because of the higher property values. Chapin has remained fairly consistent as well. In the most recent Sunday edition of The State newspaper (January 25, 2009, section F) there was a huge article about the state of the housing market in Columbia, SC. The greater Columbia, SC area is made up of 5 general areas: Irmo, NE Richland, Lexington, Downtown, and Southeast. The strongest area of town was the downtown area where sales dropped 17% from 2007 but sales prices actually rose 5%. In Lexington sales were down about 26% from 2007 and prices remained somewhat stable dropping only 1%. The general consensus of most areas in the area is that while sales have slowed, which is no big surprise, values have remained stable, which has always been a hallmark of the region. The market activity is getting much better and with the current interest rate environment, now is a great time to buy. Lexington SC Real Estate Statistics as of 1/18/2009 So far in 2009 in Lexington, SC and the Lake Murray area 125 homes have come on the market. The minimum price home thus far for the year is $54,900 and the highest price home is a Lake Murray home priced at $1,250,000. The average list price for the area is just under $200,000 and the average size is about 2,000 square feet. In this same period of time 11 properties have gone under contract and 2 are contingent on home inspections. What this tells me is that we are definitely in a buyers market and there are plenty of homes to choose from!
